With its swimming pool, mountain views, comfortable living spaces and fibre-optic Wi-Fi, it offers the ideal setting for a relaxing and convivial holiday with family or friends. Situated in a peaceful setting in Sévrier, the house enjoys a prime location between the lake and the mountains.
You can reach the lake in just 300 metres, make the most of the cycle path right outside the house, and reach local shops in five minutes on foot. Maison Familia is laid out as follows: Ground floor: - A bright 60 m² living area with a cosy lounge (armchairs, sofa, TV, etc.) - A fully equipped separate kitchen, including: electric kettle, oven, microwave, toaster, dishwasher, hob… - Dining area for 8 people in the kitchen - Hallway with storage cupboard, utility room (washing machine & additional fridge) and separate toilet From the ground floor, you can access the terrace, the garden and the swimming pool, and enjoy the mountain views. First floor: - Mezzanine area with TV and sofa - Bedroom 1 (dormitory-style): Single bed on the mezzanine, sofa, 3 single beds and access to the balcony (portable air conditioning) - Bedroom 2: 140 double bed with chest of drawers and wardrobe (fan) - Separate shower room no. 1 with toilet - Bedroom no. 3: 140 double bed with chest of drawers and wardrobe (fan) - Separate shower room no. 2 with toilet Outdoors (fully enclosed area): - Terrace with dining area for 8 people and garden furniture - Wooded garden of approximately 600m² - Charcoal barbecue - 5x10m swimming pool (unheated), available from May to the end of September.
It is secured by an electric roller shutter. - Outdoor parking for 4 cars Please note: the internal staircase leading to the bedrooms has a fairly steep incline.
As the house is semi-detached, some noise from the neighbourhood may occasionally be heard.
Built over 35 years ago, it retains the charm of its era, particularly in some of its windows and doors.
During hot weather, we recommend closing the external shutters on the skylights during the day to keep the upstairs bedrooms cool. For even greater comfort, the owners have decided to invest in the following additional equipment: a raclette and fondue set, a washing machine, a fan, a parasol, a DVD player, and an iron and ironing board. Nearby: The house is ideally situated in a quiet neighbourhood of Sévrier, a 5-minute walk from the lake and 2.5 km from the beach. - Cycle path running alongside the lake, just 30 seconds away by bike - Shops: delicatessen, supermarket, restaurants… a 5-minute walk away.
The centres of Saint-Jorioz and Sévrier are a 5-minute drive away. Activities: Go hiking on the Semnoz, cycle along the lake’s shores, experience the thrills of water sports (wakeboarding, private outings…), explore the local heritage on cultural tours (the Annecy Lake Ecomuseum…), take to the skies for a paragliding adventure and stroll through Annecy’s old town.
Food lovers can enjoy bespoke gastronomic experiences thanks to our chef services (delivery, private chef, etc.). All your activities and services can be organised by our local partner, an expert in personalised holidays. Transport: - The regular SIBRA bus routes Y51 (Stop: Le Brouillet) and 15 (Stop: ZAC Pres Vignobles), a 10-minute walk from the house, provide easy access to Annecy town centre (around 25 minutes) and the nearby beaches (15 minutes). - Geneva International Airport is about a 45-minute drive away.
Bus and private shuttle services also run between Geneva and Annecy.
For greater convenience, we recommend using taxis or private hire services. - If you choose to come by car, you can park right outside the house. On arrival, you’ll be welcomed by the team at Cocoonr, the agency specialising in ‘ready-to-move-in’ rentals, who will be on hand throughout your stay to ensure you make the most of it. Other notes: - The property is entirely non-smoking - Parties and noise disturbances are strictly prohibited. - Hotel-quality (4/5-star) bed linen and towels are provided.
The beds will be made on your arrival.
Tea towels and bath mats are also provided. - Pets are not permitted in the property
