We are available 24/7 should you need any assistance during your stay.
Kindly note that this is a personal home, so please take good care of it as if it were your own. Getting into the heart of Edinburgh is a breeze.
The tram extension and local bus routes are just a short walk away, whisking you straight to Princes Street, the Royal Mile, and Edinburgh Castle in about 15–20 minutes.
If you enjoy walking, the scenic Water of Leith Walkway offers a gorgeous, leafy route through the city.
Free on-street parking is also widely available around the park. This property is a self-check-in property.
You can check in at any time of the day as long as you respect our standard check-in time (3 p.m.). Also, we charge £50 for each set of lost keys (security keys may cost more). There may be an additional cost to replace the locks for security purposes.
So, please keep your keys safe. There is a zero-tolerance policy for smoking on the property.
If our team discovers evidence that this rule has been breached (e.g., smoke smell, ashes, butts, etc.), we fully reserve the right to charge a minimum of £300 for the smoking fee. We do not allow parties, large gatherings, loud noises, or outside guests.
Should we receive sufficient evidence of such activity, we reserve the right to cancel your stay (without a refund) and may involve a security team to evict you. Any associated cost will be charged to you via your security deposit.
Local authorities may also be present (if required). Welcome to our traditional stone townhouse, where classic charm meets modern comfort.

The accommodation is in a good, quiet location, ideal for exploring Leith on foot. The bus and tram stops are within easy walking distance if you want to head into the city centre that way.
The accommodation looks bigger in the photos, but we managed just fine with the space provided.

Just as shown in the photos, this little hideaway was perfect for our stay in Edinburgh. A 30-minute walk from the city centre. Overlooking the park. How peaceful it is depends on the other guests, as the doors slam shut, which can be noisy – especially at night when people return to their rooms late. Otherwise, the accommodation is typical and great for solo travellers or couples.
