Bordered by vast green spaces and offering a unique panorama of the lake and mountains, this villa combines comfort, privacy and an exceptional location.
With 3,040 m² of wooded grounds, balconies overlooking the lake and mountains and a private swimming pool, it is ideal for holidays with family or friends.
A riverside path, accessible from the garden, provides easy access to the shores of the lake and to walking routes.
Ground floor: - Fully-equipped self-contained kitchen with table for 4 and television (kettle, Nespresso, oven, microwave, fridge, freezer, raclette and fondue appliances...), direct access to terrace and balcony. - Cosy lounge with large sofa, fireplace and connected television (Netflix, TV channels). - Dining room for 8 guests, opening onto the lounge, with access to the terrace via large picture windows. - 1 separate WC. - Separate shower room. - Bedroom 1 - Semnoz: 2 single beds (80x190 cm) that can be made into a double, balcony access, dressing room.
First floor: - Bedroom 2 - Veyrier: 2 twin beds (90x200 cm), balcony with exceptional lake views, dressing room and study area. - Bedroom 3 - Tournette: queen-size bed (160x200 cm), balcony with garden furniture and unique view of the lake and mountains, dressing room. - Bedroom 4 - Arcalod: queen-size bed (160x200 cm), access to the same balcony, television and large dressing area. - Bathroom with bath, shower, double washbasins and storage space. - 1 separate WC.
Outside area : - Private swimming pool, (5 x 5 m, open from 01/05 to 30/09), unheated with direct view of the lake. - Terrace of over 100 m², shaded and furnished with large table, garden furniture, parasols and deckchairs. - Outdoor kitchen area with gas hob, work surface and utensils. - Large landscaped garden of 3,040 m² with space for children and adults. - Private outdoor parking for 4 vehicles.
Basement: - Garage with electric door (1 car). - Washing machine, tumble dryer and sink. - Alarm system.
Additional equipment: Wi-Fi, washing machine, iron and ironing board.
Cot and high chair available on request.
Nearby amenities: The Villa is ideally located in a quiet area of Sevrier, just 2 minutes' walk from the lake and beach. - Cycle path along the lake 2 minutes away. - Shops: bakery, greengrocer, supermarket, delicatessen, pharmacy, etc. 5 minutes away by car.
Activities : Go hiking at Semnoz, pedal along the shores of the lake, experience thrills with water activities (wakeboarding, private outings...), explore the local heritage on cultural visits (Lake Annecy Ecomuseum...), take to the skies for a paragliding adventure and stroll through Annecy's old town.
Connoisseurs of fine cuisine can enjoy tailor-made gastronomic experiences thanks to our chef services (delivery, private chef...).

Transport : - The regular SIBRA bus lines Y51 and 15, with a stop located close to the villa (Sevrier - Letraz stop) make it easy to reach Annecy city centre (around 10 minutes) as well as the nearby beaches (5 minutes). - Geneva international airport can be reached in around 45 minutes by car.
Buses and private shuttles also run between Geneva and Annecy.
For greater comfort, we recommend that you use taxis or VTC services. - If you choose to come by car, you can park directly in front of the house.
Other remarks : - Entirely non-smoking accommodation - Parties and noise pollution are strictly forbidden. - Sheets and towels of hotel quality (4/5 stars) are provided.
Beds will be made up on arrival.
Tea towels and bath mats are also provided. - We are happy to welcome your pet (dog up to 8 kg), for a supplement of €40.
