Situated on the Right Bank of Rouen, this charming house is easily accessible by car or public transport and is the ideal place if you’d like to explore the region whilst enjoying a holiday home with a swimming pool in Normandy.
The ground floor features a welcoming entrance hall and a cosy living room.
Upstairs, where you’ll be spending most of your time, you can enjoy views over the city, a light-filled living room and a fully fitted and equipped kitchen with all the comforts of home.
There are two bedrooms on this floor, featuring one 180x200 bed and one 140x190cm bed. A shower room completes this floor.
The whole house is fitted with roller shutters for your comfort. Outside, relax in the swimming pool (6 m x 1.82 m), ideal for cooling off or swimming a few lengths.
An outdoor shower and garden furniture are also available for you to make the most of the sunny days.
Available only during the summer, this fully equipped house is the perfect place for a relaxing stay in Rouen. Bed linen and household linen are provided within the accommodation for your comfort.
The property is managed by the ArchiDuchesse concierge service, which can be contacted 7 days a week from 10.00 to 12.30 and from 14.00 to 21.00. We would be grateful if you could take care of the property and respect both the premises and the neighbourhood.
To this end, you will be asked to provide a credit card pre-authorisation of 1,500 euros via a secure link in order to finalise your booking.
Would you like to extend your stay a little longer? This neighbourhood is characterised by its historic architecture, with its red-brick houses and tranquil atmosphere, perfect for those seeking a peaceful environment whilst being just a short walk from the city’s attractions, notably the famous Notre-Dame Cathedral and other iconic sites that bear witness to the city’s rich heritage.
The Côte du Monumental is renowned for its exceptional panoramic views overlooking the stunning city of Rouen. Although the neighbourhood is quiet and residential, it benefits from excellent public transport links, with nearby bus routes and easy access to the metro, allowing you to reach the city centre quickly or explore other parts of Rouen. ## Transport The house is situated in a neighbourhood well served by public transport.
Here are the main options for getting there: Bus: Several bus routes pass close to 46 Rue Sporck Leprince, including routes F2, 22 and T1, which provide easy access to other parts of Rouen.
The nearest stops include Boulingrin and Réservoir, depending on your starting point. Metro: The Rouen metro also serves the area. The Boulingrin stop, located a few minutes’ walk away, offers quick access to the city centre and Rouen’s main attractions. Cycling: Rouen has the Cy’clic bike-share scheme, with several stations spread across the city.
A nearby station will allow you to easily reach Rue Sporck Leprince by bike. On foot: If you’re in the Gare-Jouvenet neighbourhood or near Boulingrin, Rue Sporck Leprince is just a few minutes’ walk away.
It’s also a reasonable distance from the city centre, making for a pleasant stroll. ## Notes Check-in is in person via the key holder.
Check-in is from 4.00 pm and check-out must be by 11.00 am at the latest. The accommodation is managed by the ArchiDuchesse concierge service, available 7 days a week (from 10.00 am to 12.30 pm and from 2.00 pm to 9.00 pm). In the flat, all our guests are provided with bed linen, essential toiletries for the first day (shampoo, shower gel, hand wash, toilet paper, etc.), as well as one large towel per person, along with tea towels and a bath mat for each bathroom.
A welcome kit containing a kitchen bin bag, a bathroom bin bag, a sponge and washing-up liquid is provided free of charge on arrival for the duration of your stay.
Please note that the owners live right next door to the house and can assist very quickly should the need arise. We are committed to providing a pleasant experience; however, please note that we are not a hotel service.
Any mid-stay cleaning, changing of bed linen/towels, restocking of essentials, or deliveries can be arranged on request for an additional charge.

Consequently, they live in the house and rent it out when they are away, allowing guests to stay in an authentic home environment.
The owners are delighted to make their equipment available to you and to make space in the cupboards for you to organise your belongings. Enjoying a holiday rental also means following a few rules to ensure everything goes smoothly and to avoid any surprises with the security deposit! Remember to look after the property as if it were your own: avoid causing damage, treat the furniture with care and leave the place clean when you leave.
Follow the guidelines, whether regarding times or the use of facilities, and respect the peace and quiet of the neighbourhood.
And if any minor issues arise, please don’t hesitate to let us know. Please note that parties are strictly prohibited (€250 will be deducted from the deposit), the property is entirely non-smoking (€50 will be deducted from the deposit), pets are not allowed (€50 will be deducted from the deposit) unless prior request and approval have been granted by us, and any loss, theft or damage will be charged at the actual replacement value.
