We are available 24/7 should you need any assistance during your stay.
Kindly note that this is a personal home, so please take good care of it as if it were your own. The property is easily accessible by public transport and car. The nearest train station, Edinburgh Waverley, is just a 15-minute walk. Edinburgh Airport is a 26-minute drive from the property. A quick note for guests: Edinburgh has introduced a visitor levy (city tax) on all bookings starting from the 24th of July 2026 onwards.
This tax will be included in the accommodation price. This property is a self-check-in property, and you will be requested to verify your identity before being able to check into the flat.
You can check in any time of the day as long as you respect our standard check-in time (3 PM). Also, we charge £50 for each set of lost keys (security keys may cost more). There may be an additional cost to replace the locks for security purposes.
So, please keep your keys safe. There is a zero-tolerance policy for smoking on the property.
If our team discovers evidence that this rule has been breached (e.g., smoke smell, ashes, butts, etc.), we fully reserve the right to charge a minimum of £300 for the smoking fee. We do not allow parties, large gatherings, loud noises, or outside guests.
Should we receive sufficient evidence of such activity, we reserve the right to cancel your stay (without a refund) and may involve a security team to evict you. Any associated cost will be charged to you via your security deposit.

A washer is also available for your convenience. The first bedroom has a double bed, while the second features two single beds.
Both rooms are tastefully decorated, and all beds are fitted with complimentary hotel-quality linens. The bathroom includes all the essentials, with fresh towels and toiletries provided for your convenience. The apartment is always professionally cleaned for your comfort. Enjoy your stay!

Overall property is located in a nice alley with easy access to the Grassmarket where on Sunday there is a market with lots of food!
Area is safe, there are 3 flights of stairs without lift so just be mindful. It’s quite dark in the staircase as lights are only switched on from 7pm and sun sets at 4...
