Nestled between meadows and fields, the family-friendly Landhof of the Heinzmann family is located on a hill above Seeon. From up here you have a magnificent view of the Seeon lake, the island monastery and the Alps.The Utznhof has three bright and comfortably equipped apartments with 45 square meters, 60 square meters and 65 square meters of living space and a total of 11 beds. Infant equipment, such as baby crib and high chair are available. Eggs from happy farm chickens are offered. Vacation guests provide their own meals. Pets are welcome on request.In the garden of the protected two-sided farm is a playground with trampoline, slide, sandbox, swing and soccer goal. On the lawn behind the farm with a view of the monastery and Seeon Lake, you can enjoy picturesque sunsets or end the evening with a barbecue at the Utzn-Hofhütte.The German Tourist Association has certified all three Utznhof vacation apartment with three stars.The Utznhof is located at about 600 m above sea level southeast of Seeon on the edge of the nature reserve of the Seeon lake district. Along with the Osterseengruppe and the Eggstätter-Hemhofer Seenplatte, the Seeoner Seen belong to the most important icefall landscape of the Bavarian Alpine foothills.A special feature is that the Seeoner Seen have no surface water tributaries. The lakes are fed only by groundwater and rainwater, which is then slowly and mostly released to the neighboring flowing waters via underground paths.

Vacation guests provide their own meals.From the balcony you have a very nice view to the east and can see the morning sun rising behind the meadows, fields and trees. The balcony is protected from view and can only be reached through the vacation apartment. Parking place at the farm.

The prices quoted do not include the spa tax of EUR 0.80 per person/night for adults. Children from 11 to 16 years of age: EUR 0.40. Children up to 10 years of age: EUR 0.00. As of 01.01.2024, a spa tax of EUR 1.50 per person/night applies for adults. Children and young people from the age of 6 up to the age of 16: EUR 0.75. Children up to the age of 6: EUR 0.00. The travel price is to be paid on arrival.

Arrival Description
Arrival via freeway A8 Munich-Salzburg, exit Chieming/Grabenstätt - drive towards Chieming - Traunreut, at the traffic lights (after passing through Chieming) turn left towards Seebruck, cross the Alzbrücke bridge and follow the road, then take the 2nd turn towards Obing - Seeon, in the village of Seeon - (after bakery/pharmacy) turn left into Weinbergstraße, the 4th street on the right is Waltenbergweg - our farm is located on the hill.

Description of the accommodation
The apartment is suitable for up to 4 people. On the second floor there is the shower with WC, a spacious and fully equipped eat-in kitchen with a large cozy dining area. Here is also a TV with satellite connection. The balcony is accessible from the kitchen-living room. From the kitchen-living room a wooden staircase leads to two bedrooms on the 2nd floor.
